What's Included in a BS 5306 Annual Service
A genuinely professional annual service includes a full external inspection, weighing (for CO₂ and stored-pressure units), pressure gauge check, tamper seal and safety pin replacement, hose and horn inspection, nozzle and discharge mechanism check, siting and mounting review, signage compliance check, and a written BS 5306-1 service certificate for your fire log book.
It does not include refilling a discharged extinguisher (that's a separate chargeable service) or replacing a failed unit (same — separate purchase).

The BS 5306 Service Schedule
BS 5306-3:2017 sets out a three-tier schedule that every commercial premises should follow:
- Annual basic service — every 12 months, every extinguisher, without exception. This is what you book routinely.
- Five-year extended service — every 5 years, for water, foam, and powder extinguishers. Tests the pressure vessel and discharges a sample to verify correct function.
- Ten-year overhaul/refill — every 10 years, for stored-pressure extinguishers. Full strip-down, internal inspection, refill, and re-pressurise. At this point, for many small commercial units it's more economical to replace than overhaul.
A good provider will track your service history and tell you when each extinguisher is due for its 5-year or 10-year tier, not just repeat annual work.
What Drives Cost Up or Down
Number of extinguishers. Small minimum-fee jobs (1–3 units) have the highest per-unit cost. Volumes of 10+ drop the per-unit rate significantly.

"Free" site surveys that lead to unnecessary replacement recommendations. "Mandatory" annual replacement claims — most extinguishers last 10+ years with proper servicing. HMO and Landlord-Specific Notes
