How it works on the day
We arrive, do a visual check on every item first — cracked plugs, frayed cables, damaged casings, anything obviously wrong. A surprising number of faults show up here before we even pick up the tester. Then the electronic tests. Then a pass/fail label on each item and a full digital certificate before we leave. That certificate lists every appliance, every result, the test values, and our £5 million insurance details. It's what your insurer, your Glasgow landlord registration officer, and any letting agent needs to see.
Pricing is by appliance count: up to 25 items from £60, 26–100 items from £90, 100+ items from £1.50 per item. No mileage, no hidden extras.
Glasgow landlords — HMO and private lets
Glasgow City Council operates one of Scotland's largest HMO licensing programmes. If you hold an HMO licence in Glasgow — covering shared properties across the West End, Partick, Hillhead, Shawlands, and the Southside — annual PAT testing is a condition of that licence. Missing or out-of-date certificates at renewal means delays, and delays mean no legal income from the property until you're compliant again.
Private furnished lets outside HMO licensing also need PAT testing under Scotland's Repairing Standard. Supply a washing machine, microwave, or any plug-in appliance as part of a tenancy, and it needs to be tested and documented.
