How the test works
Visual inspection first — damaged leads, cracked casings, missing earth pins, signs of overheating. A lot of faults show up before we even plug in the tester. Then the electronic tests: earth continuity, insulation resistance, earth leakage, touch current, polarity. Every item logged digitally. Certificate on the day, listing every appliance, its result, and the next test date. Your insurer, West Lothian Council, and any letting agent will accept it without question.

West Lothian landlords and HMO operators
West Lothian Council operates an active HMO licensing programme. PAT testing within the last 12 months is a standard licence requirement. We work with West Lothian landlords regularly — if your renewal is coming up and your certificate has expired, call us and we'll aim to fit you in within 48 hours.
Private furnished lets outside HMO licensing also need PAT testing under the Repairing Standard. Any appliance supplied as part of the tenancy — washing machine, dishwasher, microwave, lamps — needs tested and documented. It's not optional if a tenant raises a complaint with the First-tier Tribunal.
