Whether you're running a small office above a Dalkeith shop, a logistics operation at Shawfair, or a fleet of tools on a building site near Gorebridge, the Electricity at Work Regulations 1989 require you to ensure portable electrical equipment is safe.
We cover all Midlothian postcodes — Dalkeith, Bonnyrigg, Loanhead, Penicuik, Gorebridge, Newtongrange, Mayfield, Roslin, Rosewell — fixed fee by appliance count, no call-out charge, same-day digital certificate.
How the test works
Visual inspection first — cracked plugs, damaged leads, bent earth pins, signs of overheating. Then earth continuity, insulation resistance, earth leakage, touch current, and polarity. Every item logged digitally. Certificate on the day, every appliance listed with result and next test date. Midlothian Council, your insurer, and any letting agent will accept it without question.
Pricing — up to 25 items from £60, 26–100 items from £90, 100+ from £1.50 per item. No hidden extras.
Midlothian landlords and HMO operators
Midlothian Council operates an active HMO licensing programme — Dalkeith, Bonnyrigg, and Penicuik all have licensed HMOs. Annual PAT testing is a standard licence condition. We can usually fit urgent pre-renewal visits within 48 hours. Private furnished lets outside HMO licensing also need PAT testing under the Repairing Standard — any appliance supplied as part of the tenancy needs tested and documented.
